Tighnavinish - the story starts
Andy and Viv moved to the Hebridean Isle of Gigha in 2000 to take over the lease of Gigha Stores and Post Office. In 2003 we decided to sell the business and build a family home for ourselves and for Viv's parents. We contracted Dualchas Architects from Skye, they project-managed the build and the house was finished in May 2004 by local builders D MacGregor of Tarbert. We also leased some 0.5 hectres of ground around the house on an agricultural agreement and registered as a small-holding.
Main house
The house has a combination of wood burning and electric heating with hot water provided by Megaflow tanks providing mains pressure hot water. Solar PV panels on the roof of the main house generate income via FIT, low energy lighting throughout and use of large windows provide a passive design to minimise energy use.
Large light-filled entrance hallway with laundry cupboard, downstairs cloakroom, pantry and seating area (formerly used as a B&B breakfast room). Off this hall is the downstairs double bedroom with en-suite shower room.
Also on this level is the beautiful and cosy living room with an external door to a large decked area. This room features a spectacular inglenook fireplace containing a wood-burning stove.

Stairs from the hallway lead to a further two double bedrooms, one with en-suite shower room and the master bedroom with an en-suite bathroom. Also on this level is a smaller room currently used as an extra bedroom but has been used as an office and also used to house a treadmill and fitness equipment. The landing on this level has two fitted wardrobes.
Tighnavinish is served with high speed broadband via a line of sight 5G mast. Vodafone, EE and Three mobile networks all have good signal on Gigha and some houses and businesses use Starlink. Tighnavinish has a large car parking area to the front, is fully stock proof, connected to mains water and has an aerated septic tank.

Tighnavinish Annexe
Can be reached internally by a door from the main house hall but it also has two external doors. Main heating is electric panel and storage heaters with an open fire in the living room that is currently unused and covered with an electric stove.

An internal door leads to the hallway off which are two double bedrooms and a bathroom with a spa bath. There is also an external door leading to a private garden. The larger of the two bedrooms is currently configured as a double but is large enough to accommodate twin beds or even be a family room.
A large floored loft is accessible from the smaller of the two bedrooms via hatch/ladder has power, light and the hot water tank.
A potential development opportunity could be to utilise the loft space with a dormer to provide breath-taking views across the sound of Gigha.

Smallholding
The house, formal garden and septic tank sit within a quarter acre plot which was purchased from the Isle of Gigha Heritage Trust by the current owners in 2003. However, the entire fenced plot is about 0.5 hectares. The land not owned outright has been rented from the Isle of Gigha Heritage Trust since 2003 on an agricultural 15 year rolling lease. The lease was last renewed in 2018 and can be assigned to the new house owners.
There are several outbuildings including a large workshop, lean-to shed housing a ride on lawn tractor, large woodstore including housing for a quad bike, polytunnel with solar powered automatic watering system, 4000l water tank capturing rainwater, wooden shed housing a generator, coal bunker, sturdy wooden shed with power close to the house containing a chest freezer.
There is also a large enclosed plot for hens, raised beds for vegetables, willow coppicing, two large lawned areas and several patios. Over 400 beautiful and different types of trees and shrubs provide both shelter from the winds, privacy and fuel for the stove. The ground is suitable for small scale livestock / horses.
